The appraiser develops an independent opinion based on market evidence, professional analysis, and applicable assignment conditions — not on what outcome any party hopes to achieve.

Each party in a divorce matter may independently order an appraisal. If two appraisers develop different opinions of value, the difference reflects the professional judgment applied to the same available market evidence. Appraisers do not negotiate value conclusions between themselves.

Report is prepared

The appraisal report is prepared in accordance with USPAP and any applicable assignment conditions. The report reflects an independent, professionally supported opinion of market value.

Report is delivered

The completed report is delivered to the client. The report may be used by attorneys, mediators, or a court in the property division process.
